The reservation rent of £250 is due immediately to secure a room within The Arches. This amount counts towards your overall rent as explained below. Should you proceed with your contract then this payment counts towards your total rent payment for the year.
The total rent is £550 per month (£550 x 10 weeks =£5500) + £250 reservation = £5750. There is an additional £550 security Deposit to be paid which is held as per the government legislation.
The security deposit of £550 covers the tenant’s own bedroom and en-suite facilities plus their share of all communal areas, including any damages caused to the stairwells by tenants. This is refundable at the end of the tenancy minus any deductions, other than fair wear and tear, that are deemed necessary. The property must be professionally cleaned on leaving.
All students must be able to provide a UK based financial guarantor. They will be required to complete and sign a ‘Rent Guarantee’ form making them liable for all rent payments and other monies payable under the tenancy agreement should the tenant default. If you are an overseas student and cannot provide a UK Guarantor you will be required to pay 3 months rent up front and you will also be expected to make rent payments on a monthly basis by standing order starting immediately, so you’re continuously 2 months rent in advance for the duration of your lease.
Utilities are capped to £9.00 per week. For rooms that incur bills beyond this quota, tenants are required to pay the balance at the end of the tenancy further to final utility bills.
Tenants are responsible for insuring their own belongings.
This development is still under construction and viewings and online video are not available
currently. Viewings can be arranged when safe to do so and once the application form has been
completed and returned to us and reservation fee paid.
