STUDENT ACCOMMODATION STIRLING FOR 2025/2026
The Arches is a modern converted former pub located in the heart of Stirling City Centre. Stirling University is a twenty minute commute away, while bustling nightlife, amenities, bus and rail links are only a five minute walk away. The development Comprises 22 en-suite bedrooms, 2 of which have disabled facilities. The monthly rent includes; internet and utility bills.
Tenancy Dates
It is a 42 week tenancy beginning 3rd September 2025 and ending 24th June 2026
Kitchen/Lounge Area
Each bedroom is en-suite and has access to an open plan kitchen/lounge area and laundry
facilities, including:
● Microwave
● Dishwasher
● Washer/Dryer
● Fridge
● Freezer
● Built in Cooker, Hob with Extractor Fan
● Vacuum Cleaner
● Wall Mounted LCD TV
You’ll need to bring plates, bowls, cutlery, pots, cooking utensils and cleaning materials etc.
Bedroom
Each bedroom has:
● A three quarter bed
● Internet connection point and WIFI
● Study desk, fitted wardrobe with drawers
● Pin board
● Stylish en-suite shower room
You will need your own bedding e.g. sheets, pillows and duvets
Reservation Rent
The reservation rent of £250 is due immediately to secure a room within The Arches. This amount counts towards your overall rent as explained below. Should you proceed with your contract then this payment counts towards your total rent payment for the year.
Rent
The total rent is £730 per month (£730 x 10 months =£7300) + £250 reservation = £7550. There is an additional £730 security Deposit to be paid which is held as per the government legislation.
Security Deposit
The security deposit of £730 covers the tenant’s own bedroom and en-suite facilities plus their share of all communal areas, including any damages caused to the stairwells by tenants. This is refundable at the end of the tenancy minus any deductions, other than fair wear and tear, that are deemed necessary. The property must be professionally cleaned on leaving.
Guarantor
All students must be able to provide a UK based financial guarantor. They will be required to complete and sign a ‘Rent Guarantee’ form making them liable for all rent payments and other monies payable under the tenancy agreement should the tenant default. If you are an overseas student and cannot provide a UK Guarantor you will be required to pay 3 months rent up front and you will also be expected to make rent payments on a monthly basis by standing order starting immediately, so you’re continuously 2 months rent in advance for the duration of your lease.
Utilities
Utilities are capped to £10.00 per week. For apartments that incur bills beyond this quota, tenants are required to pay the balance at the end of the tenancy further to final utility bills.
Insurance
Tenants are responsible for insuring their own belongings.
Viewing
Viewings can be arranged once the application form has been completed and returned to us and reservation fee paid.
